Where is your business located and where do you operate?
We are located in Delaware Ohio, and we service the central Ohio region for physical stagings. We do offer virtual consults for those outside of the region.
What services do you offer?
We offer vacant home staging, which includes consultation and design to enhance the rooms we think will increase the chance of the sale of your home. We also offer a consultation service, which includes ideas to make your house market-ready, or if you’re not selling your home, ideas to redesign it.
What is the process to set up a staging?
Fill out the form on the CONTACT page to get the process started.
Do you stage parts of a home?
We typically do not do supplemental staging and ask that the home is vacant (and cleaned!) when we stage.
What do you use to hang artwork and decor?
We use nails. Many people ask if we use 3M’s. 3M’s do not cure after 30 days. They hold for a few days, then they will pull the paint and the drywall. They could also damage hardwood floors.
What is your pricing?
Staging pricing varies based on the amount of inventory required, travel time, and labor. We’d be happy to give you an estimate. Our 60-minute consultations are $150.
Does my home need to be vacant before you stage it?
Yes!
Does my home need to be cleaned before you stage it?
Yes!
How do I know if my house is clean?
Would you allow a baby to crawl across your floor? ☺
How do we invoice?
We bill on a monthly basis, in 30-day increments. The first month is always the most expensive because it includes labor, destaging, design, inventory, and travel charges.
How much is due when I book my staging?
Once the service agreement is signed, a 50% deposit is due. The remainder of the first month’s balance is due the day we stage.
Why can’t you stage my house this week?
Typically, we book out 2 weeks in advance. Please give us as much notice as possible!
Do you like it when photographers or real estate agents adjust your staging?
No. ☺
What if we have a [insert random furniture item here] that needs moved?
Sorry, but we can’t move it. There is a liability involved.
If my home goes in contract, when do you destage it?
Please let us know when your house goes in contract or have your real estate agent reach out to us to let us know. We need to know as soon as the closing date is set, whether it’s within our 30-day window or not, but especially if it’s within our 30-day window! Needless to say, it’s really important that we remove our furniture before the home closes.
Who needs to be at the staging?
It’s much easier for our team to have a very limited number of people in the home while we’re staging. Our clients typically just give us a lockbox code or let us in, and then we do the rest!
Where do you travel?
We are located in Columbus, Ohio. Typically, the furthest east we travel is Granville, the furthest west we travel is Hillard, and the furthest north we travel is Raymond. So, about 25 miles from Columbus.
Do you pro-rate?
We typically do not pro-rate, unless it’s under special circumstances.
When do you need to know if we want to commit to another month of staging?
We need to know a week in advance to plan accordingly if we need to destage.
Is there a cancellation policy?
If you need to make any changes, we need to know 2 business days before. If you cancel less than 2 business days before your staging, a $200 cancellation fee will be applied.
When are monthly payments due?
We provide a 3-day grace period for payments. If a payment is made more than 3 days after it is due, a $25 per day fee will apply.
What does “C&B” in the company name stand for?
C & B are the initials of the owners’ daughters (Charlie & Baylie).
What’s your busiest time of year?
The spring real estate market keeps us very busy. We really appreciate your patience during this time, and we always try to respond to calls, texts, and emails as soon as possible!
What time will you be at my home the day of staging?
With multiple stages per day, it’s difficult to give an exact time. It would be best to have your real estate agent put a lockbox (with a code, not a Supra) on the front door, so we are able to get in when we arrive. We also have our own lockboxes that we are able to put on your door, if you’re able to put a spare key in it for us. We can help you set it up.
As a real estate agent, when should I schedule photos of the property?
We highly recommend not scheduling photos the same day as staging. With multiple stages per day, we may not be finished staging by the time the photographer arrives.
